Quotes & bookings
Back to topics ↑What services do you offer?
We provide pressure cleaning, exterior house soft washing, window cleaning, roof and gutter cleaning, solar panel cleaning, and clear or coloured concrete sealing, subject to property suitability and safe access. We work with homeowners, businesses and strata properties. Explore our services.
Do you offer free quotes?
Yes. Our quotes are free and carry no obligation to book. Send your address, the areas you want cleaned and clear photos. If you cannot provide photos or are unsure what you need, call 0424 740 040 or email us to discuss your property.
What information should I send for a quote?
Tell us your suburb and address, the services you want, approximate sizes or window and panel counts if known, the number of storeys, and any access restrictions. Include wide photos and close-ups of problem areas taken safely from the ground. Please do not climb onto a roof or ladder to take photos.
How do you work out the price?
We assess the size, condition, surfaces, access, height, preparation, equipment and services required. Solar cleaning is quoted for the individual job, rather than by storey alone. Your written quote explains the agreed work, total price and any applicable GST or travel charges before you book.
Which areas do you service?
We are based in Bankstown and service selected suburbs across Sydney, generally within about 50 km of Bankstown, depending on availability and the job. Send us your address and we will confirm whether we can attend.
Are travel fees included?
Normal travel is included for standard jobs within 15 km driving distance one-way from Bankstown NSW 2200. Beyond that, a travel fee may apply. Any travel, parking, toll or unusual access charge payable by you is disclosed in your quote before booking. Combined services at one address are assessed as one visit for travel.
Can you quote for several services together?
Yes. Tell us everything you want done so we can plan the work together and provide a combined quote. We explain what each service includes and the total price. Any package saving is confirmed in writing; extra services are included only when listed in your quote.
How do I confirm a booking, and how soon can you come?
Contact us with your preferred dates. Availability depends on the work, location, weather and any materials needed. Your booking is confirmed when you accept the scope and price and we confirm the arrangements in writing. Sending a quote request or membership application alone does not book a visit.
Before we arrive
Back to topics ↑Do I need to be home?
Not always for outside-only work, provided we have agreed safe access, water access and a way to contact you. Inside window cleaning needs indoor access arranged with an authorised person. Tell us before booking if you will be away so we can agree entry, access and completion arrangements.
What should I do before you arrive?
Move vehicles out of the work area, clear small loose items, keep gates and access paths available, and arrange access to the agreed water supply. Close windows and doors for exterior washing, secure children and pets away from the work, and tell us about leaks, fragile items or hazards. We will confirm any preparation specific to your service.
Do you need to use my water or electricity?
We normally need access to a working outdoor water tap for cleaning. Tell us if you use tank or bore water, have low pressure, restrictions or no outdoor tap. Any electricity or other site requirements are agreed before the visit. Please leave the agreed supplies accessible; alternative arrangements need to be assessed and quoted first.
Do I need to move my car or arrange parking?
Yes, move vehicles away from the surfaces being cleaned and the equipment access route before we arrive. Tell us about shared driveways, height limits, loading zones or restricted parking. For sealing, arrange another parking location for the full access restriction period we give you, rather than planning to drive back on as soon as we leave.
Should I close windows and doors before exterior cleaning?
Yes. Close and latch windows and doors in the work area and let us know about damaged seals, leaks, open vents or openings that cannot be closed. Exterior washing is not a waterproofing service. We assess these areas and agree any precautions or exclusions before cleaning nearby.
How should I prepare for inside window cleaning?
Clear small objects from window sills and provide a clear, safe route to the windows. Move delicate decorations, raise blinds and move curtains where practical. Tell us about security screens, alarms, damaged fittings and items that are difficult to move. We will discuss access before the visit; you do not need to remove flyscreens yourself.
What should I do with children and pets?
Keep children and pets in a secure area away from equipment, hoses, spray and the work zone. Move pet bowls, bedding and toys out of that area. Follow our instructions about when people and animals can return, especially after chemical treatment or sealing; there is no single safe waiting time for every product and job.
What about my plants, fish pond, pool or rainwater tank?
Tell us about these when requesting a quote, including sensitive plants and where roof water drains. We assess protection, runoff and any isolation arrangements before starting. Do not disconnect tanks, operate equipment or add chemicals on our behalf unless a safe arrangement has been specifically agreed. If suitable protection cannot be established, we may need to change the method or reschedule.
Will you move furniture, pot plants or heavy items?
Please move small loose items where you can do so safely. Tell us in advance about heavy furniture, large pots, storage or items you cannot move. Moving or dismantling heavy, fixed or fragile items is not automatically included. We agree what can safely be moved and whether any extra work or revised access is needed.
Should I tell neighbours, tenants or other residents?
Let us know about shared paths, adjoining properties, public access and any noise or access restrictions. For strata, rental and commercial sites, we agree who will notify residents or occupants and arrange permissions before attendance. Keep people away from the agreed work zone while cleaning and any required drying or curing takes place.
How we work & cleaning methods
Back to topics ↑What happens on the day of the service?
We check the agreed scope, access, surface condition and any concerns with you or your nominated contact. We set up the work area and suitable protection, complete the agreed cleaning, then review the work and explain any limitations or aftercare. If unexpected issues change the work or price, we discuss them before proceeding.
How long will the job take?
Timing depends on the area, build-up, access and services included. We discuss an estimated duration when booking and let you know about material changes. Larger packages may need more than one visit. Sealing also needs preparation, drying and curing time, so the time we spend applying a coating is not the full project timeline.
What is the difference between pressure washing and soft washing?
Pressure cleaning uses controlled water pressure on suitable surfaces such as assessed concrete and paving. Soft washing uses a suitable cleaning solution and lower-pressure application and rinsing where appropriate for the material. We choose the method for the surface and its condition; high pressure is not suitable for every part of a property.
Can pressure washing damage surfaces?
Yes, unsuitable pressure or technique can damage surfaces, coatings, joints or seals. We inspect the areas, select suitable methods and may use a test patch. Tell us about loose paint, cracks, previous repairs and fragile surfaces before work starts. We may decline an area or recommend another approach if it cannot be cleaned safely.
Can you remove every stain and make a surface look new?
Cleaning can improve many surfaces, but we cannot promise complete removal of every mark. Oil, rust, tannin, mineral deposits, oxidation, etching and old coating damage can need different treatment or remain visible. We discuss likely results and any specialist work separately. These limitations do not remove your rights if our service is not carried out properly.
What cleaning products do you use, and are they safe?
We select products for the surface, contamination and agreed method, following product instructions and assessing the site. Tell us about chemical sensitivities, pets, ponds and sensitive materials before booking. We explain relevant protection and access precautions. Suitability depends on the product and the job; a cleaning product should not be assumed harmless in every situation.
How do you manage dirty water and runoff?
We assess drainage and plan suitable containment, collection or other lawful wastewater handling for the site. Cleaning chemicals, dirty wash water and debris must not be allowed to pollute stormwater. Tell us about drains, tanks and neighbouring areas. If suitable controls cannot be established, we may need to change or postpone the work.
Does a house wash include the roof, gutters, driveway and windows?
Only if those services are specifically listed in your quote. A house soft wash covers the agreed exterior surfaces; roof cleaning, debris removal from inside gutters, detailed window cleaning and driveway cleaning are separate services unless included in a package. An incidental rinse is not the same as a separately quoted window clean.
Why is regular exterior maintenance important?
The reasons differ by service. Clear gutters help drainage, removing surface contamination can help manage slip risks, and some finishes need cleaning and inspection as part of their care. Not every mark signals damage or needs the same cleaning schedule. Our Why Maintenance Matters guide explains the evidence and the limits for each service.
Windows & glass
Back to topics ↑Can I choose outside-only or inside-and-outside window cleaning?
Yes. We quote the scope you need and identify the windows and glass included. Outside-only cleaning does not remove marks from the indoor side. Let us know about both sides, sliding doors and any extra glass when requesting your quote.
Are flyscreens, frames, tracks and sills included?
Yes. Standard cleaning of glass, flyscreens, frames, tracks and sills is included for the windows in your agreed scope, with safe and practical access. We discuss fixed, damaged or fragile screens and fittings before handling them. Repairs, specialist restoration and extra glass outside the agreed scope are quoted separately.
Do I need to take off my flyscreens before you arrive?
No. Leave them in place unless we have specifically agreed otherwise. We assess whether standard removable screens can be taken out and reinstalled safely. Tell us about security screens, fixed screens, damaged clips or anything that needs indoor access before the visit.
Why might the outside glass still be wet when you finish?
When purified-water cleaning is suitable, the glass may be rinsed and left to air-dry as part of that method. Traditional cleaning may be used instead where appropriate. Please avoid wiping freshly rinsed glass with a household cloth. Contact us if you notice an issue after it dries so we can assess it.
Will normal window cleaning remove hard-water stains, paint or scratches?
Standard cleaning removes general surface dirt and grime. Bonded paint, cement, silicone and mineral deposits may need specialist assessment and treatment and are not automatically included. Scratches, etching and some permanent staining cannot be cleaned away. Tell us about these marks before quoting so we can discuss a suitable scope and likely results.
Can you clean balcony glass, pool fences, skylights or high windows?
We can assess these for a separate inclusion in your quote. The height, glass type, condition and access determine whether a safe method is available. They are not automatically covered by a standard window count or Window Care plan. Please send photos taken safely from the ground.
Roofs, gutters & solar panels
Back to topics ↑Can you clean every roof or reach every high area?
No. Roof material, pitch, condition, height and available access must be assessed before a method is agreed. We may decline roof access or recommend another arrangement where work cannot be done safely. Tell us about suspected asbestos, brittle roofing, leaks, electrical hazards or previous damage; specialist assessment may be needed before any cleaning.
Is gutter cleaning the same as washing the outside of the gutters?
No. Gutter clearing removes agreed leaves and loose debris from inside accessible gutters. Exterior gutter washing cleans the visible outer faces. Let us know whether you want one or both. The quote confirms the work, access and debris removal arrangements.
Does gutter cleaning include blocked downpipes or underground drains?
We clear accessible downpipe openings within the agreed gutter-cleaning scope and can assess accessible flow checks where quoted. Full downpipe unblocking, dismantling, underground drain clearing and plumbing repairs are not automatically included. Tell us where water overflows so we can identify what needs assessment.
Can you clean gutters fitted with gutter guards?
Please tell us and send photos before quoting. The guard type, condition and whether it can be safely accessed or removed affect the work and price. Removal, reinstallation or repair of guards is not automatically included. We agree an appropriate scope before attendance.
Will gutter cleaning fix leaks or guarantee there will be no overflow?
Removing debris can improve flow, but it does not repair holes, failed seals, damaged downpipes or drainage design problems. Very heavy rain or a blockage elsewhere can still cause overflow. We flag visible concerns, but cleaning is not a roof inspection, plumbing repair or a guarantee against future water entry.
How is solar panel cleaning priced?
We provide an individual job quote based on panel count, condition, installation, height, access and complexity. Tell us about the array and any known damage or electrical concerns. We confirm the cleaning scope and safe access before booking; there is no automatic single-storey or multi-storey flat price.
Will solar cleaning increase my electricity output or fix a fault?
Cleaning removes suitable surface dirt from the agreed panels, but we do not guarantee an increase in electricity generation or a particular financial saving. Output also depends on the system and operating conditions. Electrical testing, fault diagnosis and repairs are not included; those require an appropriately qualified person.
How often should I book gutter or solar cleaning?
The schedule depends on the property and the product guidance. Trees and debris affect gutter cleaning needs. Solar panels may need cleaning where soiling persists, but rain often removes light dirt from suitably tilted panels. A panel clean does not replace an electrical system service. Read why maintenance matters and contact us about the conditions at your property.
Concrete sealing & aftercare
Back to topics ↑What is included in concrete sealing?
Our standard sealing scope includes pressure cleaning, agreed preparation and two coats of the clear or coloured sealer specified in your quote, subject to the surface assessment. The quote confirms the area, product, colour and any extra preparation or anti-slip treatment. Coating removal, repairs and specialist restoration need separate assessment and pricing.
What is the difference between clear and coloured sealer?
Clear sealer retains the underlying appearance but can darken the concrete or change its sheen. Coloured sealer adds the selected colour finish to a suitable surface. The existing concrete, previous coatings and lighting affect the result. We agree the product and colour before work; a refreshed coating does not remove underlying structural defects.
Can you seal over an existing coating?
Only after checking the surface and coating suitability. Existing coatings, wear, contamination and adhesion can affect preparation and product compatibility. Some areas may need extra work, removal or repairs before sealing. Tell us what has previously been applied if you know, and we will explain the proposed scope before you accept it.
Why can cleaning and sealing need separate visits?
The surface needs suitable preparation and drying before sealer is applied. Application and recoating depend on the selected product, moisture and weather. We plan around those requirements rather than promising a fixed same-day finish. Rain, heat or unsuitable surface conditions can mean the coating visit needs to move.
When can I walk or drive on freshly sealed concrete?
Follow the written instructions we provide for your selected product and site conditions. Touch-dry does not mean ready for vehicle traffic or fully cured. Arrange alternative access and parking before the job and keep people, pets and vehicles off until the relevant period has passed. If you are unsure, contact us before using the surface.
Will sealed concrete be slippery?
Wet or contaminated coated surfaces can be slippery. We assess the intended use and discuss a suitable product and any anti-slip option with you. An additive does not make every surface slip-proof. Keep the area clean and follow the agreed aftercare; tell us about slopes, pool areas or other slip concerns before quoting.
How do I look after the finish and reduce tyre marks?
Follow the product-specific curing and maintenance instructions, including when vehicle traffic can resume. Once permitted, keep the surface clean and remove spills using suitable methods and products. Curing, tyres, heat, vehicle use and the coating can affect marking, so no finish is guaranteed tyre-mark-proof. Ask us before applying another chemical, polish or coating.
Weather, payment & after your visit
Back to topics ↑Are you insured?
Yes. Your Clean Solution holds business public liability insurance. Ask us for a current certificate of currency and any details your property manager needs before booking. Insurance does not mean every cleaning method is suitable for every surface; we still assess the job and safe access.
What happens if it rains or the weather is unsafe?
We assess whether the agreed work can proceed safely and achieve the required result. Rain, strong wind, heat, lightning and coating conditions can mean a visit needs to be rescheduled. We contact you to discuss an alternative. Please keep the work area available until we confirm a change, and follow any instructions for freshly treated surfaces.
Can I change or cancel my booking?
Contact us as early as practical by phone or email so we can discuss another time or cancel the visit. Any applicable cancellation charge must have been disclosed before booking and be lawful. For work involving purchased materials, any deposit adjustment depends on the agreement, actual recoverable costs and your legal rights. Read our service terms.
Do I need to pay a deposit?
Standard cleaning services ordinarily do not require a deposit. A deposit may be needed for work involving job-specific materials, such as concrete sealing. The amount and due date are stated in your quote before you agree. A materials deposit is not automatically non-refundable; the agreement and applicable consumer rights still apply.
When and how do I pay?
Payment is due on completion unless your accepted quote sets out another written arrangement. Cash and card are available as confirmed for your booking, and we provide an invoice or receipt. Any materials deposit, agreed payment schedule or discount is confirmed in writing. Do not assume a separate promotion can be added to a package or member price.
Can the price change after I accept the quote?
We do not add an unapproved charge. If the work, access, condition or hazards differ materially from what was quoted, we explain the issue and seek your agreement before extra work or charges. You can discuss the revised scope before deciding how to proceed.
What should I do after the cleaning is finished?
Follow the instructions for your particular service, including any drying, re-entry or curing restrictions. Keep people and pets away from restricted areas and avoid touching, rinsing or adding products to freshly treated surfaces without checking. We explain relevant aftercare; contact us if you need a copy or are unsure about access.
What if I notice missed areas, damage or another concern?
Contact us with your booking details and photos where possible so we can assess the concern and discuss an appropriate response. Tell us promptly, but there is no arbitrary short deadline that removes your consumer rights. We remain responsible for carrying out services with due care and skill and for any remedy required by Australian Consumer Law.
Will you take photos, and will they appear online?
We may take job photos for quoting, condition records, safety and quality checks. We seek appropriate permission before using identifiable property images, customer details or testimonials in public marketing. You can decline marketing use without affecting your service. Read our Privacy Policy.
Regular care, strata & commercial work
Back to topics ↑Do you work with strata managers, businesses and rental properties?
Yes. We can assess common areas, exterior surfaces and planned maintenance, subject to access and suitability. Tell us who can authorise the work, any purchase-order requirements, site rules and how residents or occupants will be notified. We confirm the scope and arrangements before booking.
Can you supply insurance and safety documents for a site?
Let us know what your site requires before booking. We can discuss current insurance evidence and relevant safety documentation, including site-specific work arrangements and SWMS where required for the work. Contractor onboarding, inductions and access conditions need to be agreed in advance; we do not assume a site has approved us automatically.
Do you offer regular window cleaning or memberships?
Yes. YCS Window Care offers Essential Care every six months, Regular Care every three months, and Monthly Care after assessment. There is no joining fee or separate membership charge. We quote the property individually and confirm the work, schedule, first-clean price and ongoing dollar savings before the plan starts. Compare the plans.
When do Window Care savings start?
Your first scheduled plan clean is charged at the full quoted price. Your agreed ongoing member price and any agreed same-visit add-on saving start from your second scheduled window clean. Savings are confirmed for your property in writing; there is no automatic fixed-dollar discount on every job.
Do you offer a rain guarantee for window cleaning?
Regular and Monthly Care include an extra 7-day rain touch-up for the outside glass cleaned at a confirmed plan visit, including the first paid plan clean. Essential Care and one-off bookings do not include this extra benefit. If rain leaves visible marks, contact us within seven calendar days; we arrange one free touch-up of the affected glass when safe access and weather allow. This is not a full repeat clean, and the seven-day period does not limit complaints about our work or your statutory rights. Read the rain-cover details.
Can I add solar or gutter cleaning to Window Care?
Yes. These are optional, separately quoted services and can be booked when needed. Any combined-visit saving must be agreed in your quote and applies from your second scheduled window clean when the add-on is completed at the same property during that visit. It is not an automatic free service or fixed-dollar discount.
Can I pause or cancel Window Care?
Yes. Contact us to discuss changing, pausing or ending future visits. There is no membership exit fee or requirement to repay discounts earned on completed cleans. You still pay for completed work. A substantial break or changed property conditions may require a new agreed quote for future visits. Read the plan terms.
